Offsite construction architects

Offsite construction means making more of a building in a factory and less on site, from whole volumetric modules to panelised walls and floors, bathroom pods and pre-assembled components. Done well, it means faster programmes, more predictable quality and safer, cleaner sites.

We have designed offsite buildings since our first modular hotel, CitizenM Tower of London, and have since worked with volumetric and panelised manufacturers on hotels, housing and student accommodation.

Offsite systems we design for

  • Volumetric modules: whole rooms built and fitted out in the factory.
  • Panelised systems: factory-made wall, floor and roof panels.
  • Hybrid systems: pods and cores combined with a panelised or traditional frame.
  • Our own system: Strukturea, a patented plug-and-play volumetric system.

When offsite makes sense

Offsite works best on buildings with repeated room types, tight sites or tight programmes, such as hotels, student accommodation and apartments. The decision needs to be made early, ideally before planning, because module sizes and structural grids shape the whole design.
