MMC Delivery

Studio Anyo are modular architects who design and deliver MMC buildings from first sketch to completion. We line up the design, the manufacturer and the procurement route from the start, so the scheme is built for the factory rather than adapted to it later.

We work with a network of volumetric and panelised manufacturers in the UK, Europe and the Middle East. We select the right one for your project, manage the contracts and act as your single point of contact. It is a complete MMC service, run by architects who have designed modular hotels, homes and student housing since our first CitizenM project.

How our MMC delivery service works

  1. Feasibility and early cost advice. We test the site and brief against MMC options, with early cost and programme input from manufacturers.
  2. Manufacturer selection. We choose suitable manufacturers from our partner network to match the scale, building type and budget, and compare their offers like for like.
  3. Design for manufacture. We design to the manufacturer’s system, following the RIBA DfMA Overlay, so grids, module sizes and details work for the factory and for planning.
  4. Planning and compliance. We take the scheme through planning, building regulations and, on higher-risk buildings, the Building Safety Regulator gateways.
  5. Contracts and procurement. We manage the contracts and coordination between client, manufacturer and site contractor.
  6. Delivery. We oversee factory production, quality checks and installation through to completion.

What we deliver

Building types: hotels, build-to-rent and private apartments, student accommodation, affordable and emergency housing, and holiday lodges.

Systems:

  • Volumetric modular: whole rooms built and fitted out in the factory, best for repeated room types such as hotels and student housing.
  • Panelised: factory-made wall and floor panels, offering more layout flexibility.
  • Hybrid: volumetric cores or pods combined with a panelised or traditional frame.
  • Our own system: Strukturea, our patented MMC system with a self-sealing façade, designed so any manufacturer can produce UK-compliant modules.

For hotels specifically, see MMC Hotel Design. For the design principles behind our approach, see DfMA and Offsite.

Modular projects we have delivered

  • CitizenM Tower of London: around 400 volumetric bedrooms on a restricted site above Tower Hill station, with Polcom Modular. Followed by CitizenM Bankside and Shoreditch.
  • Courtyard by Marriott Edinburgh West and Marriott Luton Airport: volumetric hotels with Polcom. At Edinburgh, on the Heriot-Watt University campus, we led the development.
  • Building 11, Royal Arsenal, for Berkeley: delivered with Forta Pro’s volumetric system.
  • Riverside student residential, Canterbury: designed and delivered with Bouygues.
  • Apartment scheme near Bristol: with Legal & General’s modular housing system.
  • Emergency housing, Tower Hamlets: apartment system and playbook developed with ESS Modular (now ISG).
  • Modular factory, Abu Dhabi: designing a new factory for BK Gulf.

FAQs

What’s the difference between MMC Delivery and MMC Adviser? As MMC adviser, we give independent advice on whether to use MMC and which system. Through MMC Delivery, we design the building and manage the manufacturer and contracts through to completion.

How much faster is modular construction? It depends on the scheme. Because modules are made in the factory while groundworks happen on site, programmes are usually shorter, which brings forward income on hotels and rental homes.

Is modular construction cheaper? Not always on build cost alone. The gains are usually a shorter programme, more predictable quality and fewer on-site risks. We’ll give you an honest view at feasibility.

Can you take on a scheme that’s already designed traditionally? Yes. We can review a traditional design and convert it for MMC, though the earlier we’re involved, the less redesign is needed.

Do you only work in London? No. We’re based in London and Limerick and have delivered schemes across the UK, Ireland and further afield.
