Studio Anyo is an architect-led MMC adviser for developers, investors, operators and manufacturers. We help you decide whether modern methods of construction (MMC) suit your scheme, which system to use, and how to procure it.

We are architects who have designed volumetric and panelised buildings for manufacturers in the UK, Ireland and beyond. We also hold patents for our own MMC system. Whether you’re looking for an MMC adviser or an MMC advisor, you get advice grounded in buildings we have actually delivered.

Some clients call this role an MMC consultant, a modern methods of construction consultant or an offsite construction consultant. Whatever you call it, our job is the same: independent, practical advice that makes your scheme work.

What does an MMC adviser do?

An MMC adviser helps a client make the right construction choices early, before design and cost are locked in. For your project, we:

  • Test whether MMC suits the scheme. We compare volumetric, panelised, hybrid and traditional approaches on programme, cost, quality and risk.
  • Shape the design for manufacture. We set grids, module sizes and details so the building suits factory production, in line with the RIBA DfMA Overlay.
  • Select and procure manufacturers. We draw up the brief, run the selection and compare offers on a like-for-like basis.
  • Check compliance. We review fire, structure, building regulations and warranty requirements, including Building Safety Regulator expectations where they apply.
  • Coordinate the team. We act as the single point of contact between client, design team, manufacturer, contractor and local authority.
  • Explain the market and policy. We cover the materials, technologies and government policy shaping the MMC sector.

When to appoint an MMC advisor (and why early is best)

As early as possible, ideally at feasibility (RIBA Stages 0–2) and before a planning submission. Module sizes, structural grids and floor-to-floor heights all depend on the system chosen. Fixing them late usually means redesign, delay or lost floor area.

We can still help at later stages: reviewing a manufacturer’s proposal, rescuing a scheme that isn’t working, or converting a traditional design to MMC.

Our MMC experience

We have worked on MMC projects for manufacturers, developers and operators since our first volumetric hotel:

  • CitizenM Tower of London: around 400 volumetric hotel bedrooms on a restricted site above Tower Hill station, with Polcom Modular. We also worked on CitizenM Bankside and Shoreditch.
  • Courtyard by Marriott Edinburgh West and Marriott Luton Airport: volumetric hotels with Polcom (now Molo Hotels Group). We led development at Edinburgh, on the Heriot-Watt University campus.
  • Building 11, Royal Arsenal, for Berkeley Homes: helping Forta Pro bring its volumetric system to market.
  • Riverside student residential, Canterbury: designed and delivered with Bouygues.
  • System development: technical support to manufacturers and developers, including Legal & General, ESS Modular (now ISG) and Glenveagh.
  • Strukturea: our own patented MMC system, a universal design any manufacturer can produce to UK standards.

Who we advise

  • Developers and investors: choosing the right system for residential, build-to-rent, student and hotel schemes.
  • Hotel and residential operators: making sure a modular design meets brand standards and operational needs.
  • Manufacturers: developing product ranges, pattern books and UK-compliant systems.
  • Local authorities and housing providers: procuring MMC for affordable and emergency housing.

FAQs

Is it MMC adviser or MMC advisor? Both are correct and mean the same thing. “Adviser” is more common in British English, and “advisor” in American English and some UK job titles.

Does MMC always cost less than traditional construction? Not always. The bigger gains are usually a shorter programme, more consistent quality and earlier income from hotels or rental homes. We help you weigh these up for your scheme.

Do you work with any manufacturer? Yes. We give advice based on what suits your project. We have worked with a wide range of volumetric and panelised manufacturers in the UK, Ireland and overseas.

Can MMC work on a tight urban site? Often, yes. CitizenM Tower of London was delivered on a restricted site above a working Tube station. Logistics, crane access and module sizes need planning from the start.

What does it cost to appoint an MMC adviser? Fees depend on the size of the scheme and the stage you’re at. Call us for a short, no-obligation conversation about your project.
