Bridgeworks is a two-storey former office and business centre on a corner plot in Bentley, Doncaster. Prior approval to convert it into 12 self-contained apartments was granted on appeal in 2025. The client asked us to take the scheme forward from consent to construction: improve the approved layouts, keep the project commercially viable and make it suitable for both private rent and social housing providers.
We reworked the apartment layouts from a measured survey of the existing building. Second bedrooms and studies were brought up to space standards where possible, and furniture layouts were drawn to housing-provider requirements (full kitchens, living and dining space, and storage).
The changes to the approved plans were prepared as a non-material amendment (Section 96A), which kept the planning route quick and avoided a new full application. Alongside this we developed the Building Regulations package: a wall build-up option in blockwork rather than cladding, fire strategy, acoustic and SAP coordination, and structural input on which existing walls could stay.
