Brief

The project remodelled Manchester House, now Tower 12, as part of the Spinningfields masterplan. The upper floors were to become modern open-plan offices, with new retail and public routes at ground level.

Response

We refurbished the upper floors as flexible, collaborative open-plan offices with wide views across the city.

At ground level, a new passage called Avenue North cuts through the existing building to improve links across Spinningfields. It brings a new façade and a Waitrose store to the building.

Every level was refurbished, from the reception up to a new rooftop terrace.

Outcome

The building became Manchester’s fastest-letting office building at the time, showing how good workplace design supports letting.
