Brief
G8 Developments asked us to turn a former parade of shops with flats above into a residential-led scheme for sale. The aim was to maximise the number of homes and sales value, using London Plan space standards and the full site area.
The developer’s own construction team would build the scheme, so buildability was a key requirement. The site lies within the Forest Gate Town Centre Conservation Area and affects the setting of the Grade II listed Emmanuel Church.
Response
We secured planning permission for 13 homes above flexible commercial space at ground floor, with landscaping and cycle parking. The scheme is car free apart from permits for the three-bedroom homes.
Upton Lane has three-storey red brick buildings with flats over shops, while Vale Road has two-storey terraced houses with front gardens. The building holds the corner, with commercial use at ground level to support the town centre.
The design uses local brick and window patterns in a modern way, with references to the area’s Art Deco history. We worked closely with the construction team to keep the building simple to build.
Community
We worked with a local art group through the planning process. The building includes permanent artwork by local artist Laura Knight.
It was the first major scheme in Forest Gate ahead of the arrival of Crossrail (now the Elizabeth line).
