Bridgeworks, Doncaster: Planning Amendment Approved for Office-to-Residential Conversion
We’re pleased to share that our non-material amendment for Bridgeworks in Bentley, Doncaster, has been approved by City of Doncaster Council.
Bridgeworks is a two-storey former office and business centre that is being converted into 12 apartments for our client, Shoa Limited. Prior approval for the change of use from offices to homes was granted on appeal in 2025. Since taking on the project we have reworked the layouts from a measured survey to give residents better rooms and to suit both private and social housing providers.

What the amendment does
- Updates the approved floor plans to reflect the improved apartment layouts
- Adds a study to Apartment 9 within the existing building envelope
- Updates the lease plans to match
Because the changes do not alter the nature of the approved scheme, they could be dealt with as a non-material amendment under Section 96A. That is quicker and cheaper than a new application and keeps the programme on track.

What’s next
The Building Regulations package is progressing in parallel, including the wall build-ups, fire strategy and structural checks on the existing frame. A further planning application for two additional apartments (A13 and A14) is being prepared.
Thanks to Shoa Limited and the wider project team. See the Bridgeworks project page.
