City Reach, Aldgate: Cladding Complete and Gateway 3 Submission Under Way
We are pleased to report a major milestone at City Reach, Buckle Street and Leman Street in Aldgate: the cladding installation is complete, and with Gateway 2 approval from the Building Safety Regulator in place, we are now submitting the Gateway 3 completion application.
The project
City Reach is an eight-storey residential building with flats above a basement office and restaurant. Its combustible cladding, insulation and timber balcony decking have been removed and replaced with a non-combustible A2-rated rainscreen system and aluminium decking, with residents remaining in their homes throughout the works.
Milestones
- Gateway 2 approved (March 2026): building control approval from the Building Safety Regulator for the remediation of a higher-risk building
- Works on site from June 2026: new cladding with cavity barriers, fire-stopping and cavity closers, plus aluminium balcony decking
- Cladding installation complete: completion notice issued on 23 October 2026
- Gateway 3 submission: the completion application, with as-built information and the golden thread for the building

Studio Anyo is architect and lead designer for the remediation, BSR applicant and contract administrator for our client Esade International Ltd, working with Bakers Construction Services, OFI Contracts, Ashton Fire and Kempton Smith.
