The Ark, South Woodford: Planning Approved | Studio Anyo
We’re delighted to announce that planning permission has been granted for The Ark, 142 Hermon Hill, South Woodford, London E18 (London Borough of Redbridge ref. 1822/25).
About the scheme
The Ark brings new life to a prominent corner of Hermon Hill. The proposals combine:
- A new convenience store at ground floor, providing a valuable local amenity
- Refurbishment and extension of the existing Victorian building, retaining its character while bringing it up to modern standards
- New-build apartments beneath a contemporary zinc mansard roof, designed to sit comfortably alongside the neighbouring streetscape
The scheme delivers up to nine high-quality homes alongside the retail space, making efficient use of a well-connected site close to South Woodford station.
Now out to tender
The project is now being tendered on a JCT Design and Build basis. Studio Anyo will be novated to the successful contractor to deliver RIBA Stages 3 to 6, providing continuity of design from planning through to completion.
Contractors are being asked to price two options:
- Option 01: the retail store and four apartments
- Option 02: the full scheme of nine apartments and the retail store
Tender returns are due on 30 October 2026.
