Our design philosophy revolved around creating a harmonious narrative that speaks to the heart of Waterloo. We meticulously curated each element, from textures that invite touch to colours that evoke emotion, ensuring that every corner of the estate tells a story. The result? A seamless blend of contemporary elegance and timeless charm that not only captivates but also fosters a sense of belonging—a true sanctuary within the urban landscape.

As we unveiled our vision, the transformation was palpable. Gone were the uninspiring halls and forgettable rooms, replaced with thoughtfully designed spaces that encourage interaction and inspire creativity. The estate has now become a vibrant hub, a place where identity and design converge. This is more than just a project; it’s a testament to the extraordinary potential that lies within even the most challenging of spaces. In reimagining the 1970s office development, we stripped away years of clutter to reveal a robust concrete frame, breathing new life into a structure that had served its time. Through a carefully orchestrated phased refurbishment, we created a Cat A fit-out that not only meets modern standards but elevates the very essence of the space. Each desk, each workstation, is nestled within a framework that celebrates the original character of the building, while offering the amenities required for today’s forward-thinking professionals.

The new design strategy strikes a balance between heritage and innovation. By introducing full-height ceilings and opening up the perimeter, we invite an abundance of natural light to cascade through the interiors, transforming the workspace into an inspiring environment. This is more than a mere office; it’s a canvas for creativity, a backdrop for collaboration, and an invitation to engage with one another in ways that are both meaningful and productive.

At the heart of this transformation is Local-London, a fresh brand concept developed by Bourne Capital, poised to redefine the landscape of serviced offices and co-working spaces. We envisioned a youthful, playful design language that encourages open communal workspaces, while seamlessly accommodating individual offices and expansive floor plates. This is not just about utilising space; it’s about creating an ecosystem where ideas flourish and innovation thrives. The future of work starts here, and we’re confident that this bold approach will set a new standard for what a modern office can and should be.
