The project faced several significant constraints. One of the primary challenges was our agreement with London Underground, which partially owned the site and had rights to the airspace above it. Furthermore, the location was highly sensitive: it was situated within five conservation areas, adjacent to the ancient monument of the Tower of London wall, and within several viewing corridors related to the Tower. Additionally, the site fell within the UNESCO World Heritage site, necessitating careful consideration of heritage and conservation requirements throughout the planning and construction process.

Successfully navigating these complexities was essential to moving forward with the development of this distinctive hotel, ensuring it harmonized with its significant historical surroundings while meeting the modern standards of CitizenM.

Embarking on the journey to transform an existing office consent into a signature hotel for CitizenM was nothing short of exhilarating. As the Design Manager, I embraced the challenge of harmonising contemporary design with a location steeped in history. The task at hand was to seamlessly integrate Polcom modular technology while respecting the rich narrative of the surrounds, including the Tower of London wall, conservation areas, and the UNESCO World Heritage site designation. This was not merely a construction project; it was an opportunity to redefine hospitality in a heritage laden environment.

Navigating the complexities created by our agreement with London Underground—and the airspace rights therein—was a particularly intricate dance. Yet, our strategy hinged on clear communication, innovative design solutions, and unwavering resolve. By maintaining the existing massing and marrying it with CitizenM’s modern aesthetic, we aimed to provide a striking visual statement that respects its context while offering a fresh narrative in luxury accommodation.

Our commitment to thoughtful design ensured that every element of the project spoke to the rich history of the area, reinforcing the coexistence of old and new. As we pressed forward, every step was taken with confidence, knowing that we were not only building a hotel but crafting a landmark that celebrated its location. This project was poised to become a cornerstone of CitizenM’s ethos—where modern living intersects flawlessly with historical reverence. The result will be a distinct, vibrant space that invites travellers into a world where history and innovation thrive side by side.

This development stands as the largest modular building currently under construction in the UK and is among the first to navigate through all necessary approval bodies. Given its unique design placed on top of an active tube station, the project faced significant logistical challenges.

The approach to the design prioritized sensitivity towards the conservation assets in the surrounding area. Our goal was to create a positive addition to this prestigious location while addressing concerns from local stakeholders. The design seeks to harmonize with the townscape of Trinity Square and integrate seamlessly with the historical architecture present.

Additionally, the project includes a sophisticated basement layout, featuring two lifts that connect directly to the Tower of London tube station, enhancing accessibility while maintaining the integrity of the site’s historical context.

In the heart of London, a remarkable endeavour is taking shape—a 400-room flagship hotel that marries contemporary design with historical reverence, right opposite the iconic Tower of London. Collaborating with Shepard Robon and Citizen M, we’ve crafted a vision that embraces the complexities of creating a modular marvel above an active tube station. This ambitious project not only breaks ground as the largest modular building in the UK but also navigates the intricate web of approvals that accompany such a prestigious site.

Every detail of our design reflects a deep respect for the surrounding heritage, with English Heritage and the Tower of London guiding our journey. We’ve prioritised harmony with Trinity Square’s townscape, ensuring that our development stands as a proud yet unobtrusive addition to an area steeped in history. The incorporation of a complex basement further enhances this vision, seamlessly connecting two lifts to the tube station, ultimately fostering a sense of accessibility while safeguarding the integrity of the celebrated ancient sites nearby.
