Brief

Drawing inspiration from the neighborhood’s architectural style, we developed a concept that would not only enhance the area but also add value to the Developer’s rental portfolio. Embracing the opportunity to create something truly exceptional, we embarked on a journey to redefine this space into a residential haven.

With confidence in our design skills and a deep understanding of the local context, we sought to increase the massing of the building while preserving its integrity. We meticulously studied the existing streetscape to ensure our vision would seamlessly blend with the surrounding structures, creating a cohesive visual narrative.

Integrating the residential aspect into the fabric of the site was key to our approach. We envisioned a space that would not only provide comfortable living arrangements but also contribute to the overall urban experience. By reimagining the site as a residential hub, we aimed to breathe new life into the area, attracting a diverse range of tenants and establishing a thriving community.

Our design process was meticulous, with every detail meticulously crafted to achieve the desired aesthetic and functionality. The increased massing of the building was carefully proportioned, ensuring that it did not overpower the surrounding structures but rather harmonized, creating a sense of unity and balance.

Throughout the development, we worked hand in hand with the Developer, meticulously addressing each concern and adopting a flexible mindset to accommodate their vision. This collaboration allowed us to refine the design, ensuring it aligned perfectly with the Developer’s aspirations for their rental portfolio.

As the architect behind this transformative project, I take pride in the outcome we have achieved. Our revised approach successfully transformed the shop site into a residential jewel that stands tall and proud, seamlessly integrated into the vibrant streetscape. With our design, we have created a space that not only accommodates a diverse range of residents but also adds value to the Developer’s rental portfolio.

In conclusion, our journey from failed planning permissions to a seamless integration into the streetscape has been an incredible one. The transformation of this shop site into a residential-led scheme is a testament to our commitment as architects and our ability to envision and execute a design that surpasses expectations. As the visionary architect behind the revitalization of 12-14 Upton Lane, we must say that it has been a truly exhilarating journey. Taking over the development post-planning presented us with both challenges and opportunities, but through collaboration with the contractor and client, we have successfully breathed new life into this space and fulfilled its potential.

Located within the Forest Gate Town Centre Conservation Area, with the beautiful Grade II Listed Emmanual Church as its backdrop, this project demanded nothing less than excellence. With careful consideration and reverence for the historical significance of the area, we meticulously crafted a design that seamlessly blends the old with the new.

Our 4-storey building stands tall, boasting a harmonious fusion of 9 luxurious residential apartments and stylish commercial floorspace. With a total area of 919 square meters for residential use and an additional 94 square meters for commercial purposes, we have not only maximized
