As the architect for G8 Developments, I embarked on an ambitious journey to transform the former commercial site into a breathtaking residential haven, primed for sale. Our objective was clear: to maximize the number of units and sales value by capitalizing on the London Plan areas and making the most of the expansive site area. With the developer’s own construction team on board, we knew that buildability would be a crucial consideration.
One of our greatest challenges lay in the transition from a commercial space to a predominantly residential development. We understood that this shift required careful navigation of planning regulations and a meticulous reimagining of the site’s potential. It was a task that demanded innovativeness and a keen eye for detail.
With our vision set firmly in mind, we set out to revitalize the site, breathing new life into its dilapidated bones. We pushed the boundaries of design, embracing the opportunity to significantly increase the massing and create a captivating architectural masterpiece that would captivate potential buyers.

Response
As the architect behind the redevelopment project in the vibrant neighbourhood near New Cross rail station and Forest Gate, we joined forces with G8 Developments to breathe new life into the former parade of retail and residential upper parts. Our vision and determination paid off when we successfully obtained planning permission for a stunning array of ten apartments and three townhouses, all paying homage to the area’s rich Art Deco history.
But we didn’t stop there. Understanding the importance of community collaboration, we forged a partnership with a local art group, working tirelessly hand in hand throughout the planning process. Their artistic prowess graces the building, with permanent installations by the incredibly talented local artist Laura Knight. This melding of art and architecture truly sets our development apart from the rest.
This is not just any project. We are proud to announce that our development stands tall as the very first major scheme in Forest Gate, heralding a new era of progress ahead of the eagerly anticipated Cross-Rail line opening in 2021. It is a testament to our unwavering commitment to excellence.
Upton Lane, with its eclectic mix of taller buildings, open spaces, and charming three-story red brick buildings boasting flats above shops, forms the vibrant heart of this neighborhood. The shop fronts, with their charismatic allure, dominate the character of the street. Meanwhile, Vale Road exudes a residential charm, with its inviting two-story terraced houses adorned with delightful front gardens.
Yet, it is the corner buildings that hold a special place in our architectural vision. They are the guardians, marking the edges and creating local landmarks both architecturally and socially. The choice of ground floor commercial use is not to be taken lightly. It plays a pivotal role in forming an attractive and welcoming relationship with Upton Lane and the bustling Town Centre.
Embracing this context and seizing the opportunity to inspire regeneration, Studio Anyo embarked on a design journey like no other. We set out to create a modern marvel, a building that not only maximizes the street frontage but acts as a catalyst for the area’s rejuvenation. Drawing inspiration from the rich tapestry of the locality, our design elegantly weaves together local brickwork and intricate window patterns to create a modernist interpretation that masterfully responds to the grain of the neighborhood.
