Studio ANYO are developing a private for sale residential scheme at Spectrum House, Hendon North London. The site formally housed a two-storey nursery building and warehouse. Both occupants relocated which presented our client the opportunity to develop the site into a mix of apartments in this predominantly residential area. Our client previously had planning consent for a 33 unit traditional scheme but opted to submit an amendment to this application for a modular scheme which Studio ANYO successfully gained consent for. Working within very tight constraints and within the consented scheme footprint, studio ANYO have developed a fully modular design including traditional basement car park. The apartments follow The London Plan standards and offer a mix of one, two and three bed units with private and communal amenity.
ANYO have designed the scheme to ensure minimal on-site activity creating bare minimum cross overs between modules and a closed door policy. When the modules arrive on site any final connection works will be made from the communal corridor with all ‘wet’ and main connections in the apartment being positioned accordingly. The project will be complete Q4 2019. The intention is for the project to be built using modular construction processes and a prefabricated façade where possible, pushing innovative engineering solutions with limited onsite involvement reducing the impacts on the neighbouring properties through a reduced build programme and site works. The modular system works as a series of interconnected ‘modularised’ steel frames, which are manufactured off-site to approved standards and to a high degree of dimensional tolerance.
